This privacy notice discloses the privacy practices for Streamline Group, LLC’s website, streamlinephilly.com. This privacy notice applies solely to information collected by this website. It will notify you of the following:

  • What personally identifiable information is collected from you through the website, how it is used and with whom it may be shared.
  • What choices are available to you regarding the use of your data.
  • The security procedures in place to protect the misuse of your information.
  • How you can correct any inaccuracies in the information.

Information Collection, Use and Sharing

This Privacy Policy (the “Privacy Policy”) is effective as of March 15, 2018. You are encouraged to review this Privacy Policy on a regular basis and cease use of the Services immediately if you do not agree with our practices set forth herein. If we make any material changes to this Privacy Policy, we will post the updated Privacy Policy here and may notify you by email or by means of a notice on our Sites.

Nukondo, LLC (“Nukondo” “we” or “our”) provides this Privacy Policy to let persons who register on our Site (“Users”) and/or access our Site without registering (“Visitors”)(collectively, Users and Visitors may be referred to as “you” “your”, where applicable, and Visitors may include Users, but Users will not include Visitors) know our policies and procedures regarding the collection, use and disclosure of information through Nukondo.com (the “Website”) or the Nukondo Mobile Application (the “App”) (collectively, the "Sites"), and any other features, applications, or online services that are owned by Nukondo and that post a link to this Privacy Policy (collectively with the Site, the “Service(s)”), as well as any information Nukondo collects offline in connection with the Service.

Services Overview

When you are getting ready to buy or sell a Property and you start working with our Services, you become a User. As part of the Property purchase or sale process, you will need to provide a lot of information as is customary for a Property purchase or sale transaction. This information can include, without limitation, name, address, phone number, email address, buyer loan pre-approval documentation and seller property information. We ask Buyers for loan pre-approvals from a mortgage broker or lender to determine which Properties are in your price range, and to help you make an offer more quickly when you do find a Property through our Services. Realtors, Brokers and Developers, are legally required to disclose certain information about Properties to prospective Buyers. Once you accept the Terms of Use, your relationship with Nukondo is governed by that agreement, as well as this Privacy Policy.

There are multiple ways to use the Services, depending on your device and type of registration (if any). Below we outline the ways Nukondo collects information from your use of the Services.

Information You Provide

When you register to use the Services, you are required to provide us with the following information:

  • Account Information. You must provide us with certain information in order to create an account. This includes your first name, last name, email address, telephone number and a password. When you give us this information at one of our events, or upon request, we will create a Nukondo account for you and this Privacy Policy and our Terms of Use apply. Your Nukondo account password is encrypted on our server, and is known only to you. 
  • Profile Information. To use certain features, you may be required to create a Profile, which may include entering your address and uploading an image. Certain parts of your profile are a part of your public profile page, and may be visible to Visitors.
  • Communications with Nukondo and Users. When you communicate with Nukondo or use the Services to communicate with Buyers, Brokers, or Developers, we collect information about your communication and any information you choose to provide.
  • Address Book Contact Information. You may choose to import your address book contacts or enter your contacts’ information manually to access certain features of the Airbnb Platform, like inviting them to use Airbnb.
  • Other Information. You may otherwise choose to provide us information when you fill in a form, conduct a search, update or add information to your Account, or use other features of the Services.
  • Property Inquiries: When a Buyer submits an Inquiry, we will ask for your tour date and time preferences. We will also ask some questions so that Realtor, Broker or Developer can verify your identity. When you meet up with a Seller, whether via phone call or at the specific project, the agent will ask you to verify your identity, and may even ask for a photo ID. We collect information related to your availability and location. At this point, your relationship with Nukondo is not just online.
  • Property Information. All details offered in the Property Documents, such as the Property designs, amenities, and pricing, as well as availability, will be shared with Visitors.

Information We Automatically Collect

When you access the Site, we collect information about how you use the Services.

  • Usage Information. We collect information about your interactions with the Services, such as the pages or other content you view, your searches for Properties, Inquiries made, Properties Bookmarked, and other actions as part of using the Service.
  • Location Information. When you access the Sites, we may collect different types of information about your general location (i.e., IP address, zip code) or more specific location information (i.e., precise location from your mobile GPS). You may control or disable the App’s access to your location on your browser or device’s settings or menu.
  • Log Data. We automatically collect log information when you use the Services, even if you are a Visitor. This includes, but is not limited to, historical details on your use of the Services, (including links to third party applications or other websites), IP addresses, date and frequency of your use of the Services, hardware and software information, device information, device event information (i.e., crashes, browser type), and the referring page or link used to access the Services, whether provided by us or a third-party.
  • Transaction Information. We collect information related to your transactions on the Airbnb Platform, including the date and time, amounts charged, and other related transaction details.
  • Cookies and Similar Technologies. From time to time and depending on the country governing your access to the Services, we may use cookies and other similar technologies (i.e., web beacons, pixels, and mobile identifiers). We may also allow other Users or third-parties to use this tracking technology, or engage third-parties to track your behavior on our behalf. While you may disable the usage of cookies through your browser settings, we do not change our practices in response to a “Do Not Track” signal in the HTTP header from your browser or mobile application. Additional information on our use of cookies is outlined below.
  • Additional Information Collected Through App Usage: For all Visitors and Users accessing the Services through the App, we also collect the mobile device ID and your geo-location information so that we know where to direct responsive pages, and it allows us to provide geo specific information, such as Properties for sale. Your IP address serves the same function for website Vistors. Users can turn off our access to your geo-location by adjusting "location services" within your iOS or Android device settings.

1.3 Information We Collect from Third Parties.

We may collect information that others provide about you when they use the Services, or obtain information from other sources and combine that with information we collect through our Sites.

  • Third Party Services. If you link, connect, or login to your Account with a third party service (i.e., Facebook, Google), the third party service may send us information such as your registration and profile information from that service. This information varies and is controlled by that service or as authorized by you via your privacy settings at that service.
  • Background Information. For Users in the United States, to the extent permitted by applicable laws, Nukondo may obtain reports from public records of criminal convictions or sex offender registrations. For Members outside of the United States, to the extent permitted by applicable laws, Airbnb may obtain the local version of background or registered sex offender checks. We may use your information, including your full name and date of birth, to obtain such reports.
  • Other Sources. To the extent permitted by applicable law, we may receive additional information about you, such as demographic data or fraud detection information, from third party service providers and/or partners, and combine it with information we have about you.
  • Users. When you use the Services or make a transaction, the Broker and Developers collect all information from you required to execute the sale. This information is shared with us.

Cookies

A cookie is a small electronic file containing a string of characters that is sent to your computer when you visit a website. When you visit the website again, the cookie allows that site to recognize your computer. Cookies may store user preferences and other information. You can reset your browser to refuse all cookies or to indicate when a cookie is being sent. However, some website features may not function properly without cookies, including features on our Sites. 

  • Nukondo Cookies: We put Nukondo cookies on your computer to track the timing and frequency of your Site access, what you last searched on the Sites, and what you engaged and did not. While you are free to disable cookies on your browser, we recommend that you leave cookies activated to use some of the most useful features of the Services. 
  • Third-Party Cookies for Website Use Analysis: We use third parties to help us analyze how people are using the Sites, and those third parties are authorized to use cookies and other tracking technologies to access personal information of Visitors and Users. We also use the Google Analytics Advertising service to provide us with demographic data about our users on an anonymous basis, and that Google service uses a cookie that can be recognized by Google or its affiliate DoubleClick when you visit other websites. 
  • Third-Party Cookies Used to Target Ads to You When You are on Other Websites: The Google Doubleclick cookie will inform Google that you visited the Sites. Google may serve Nukondo ads to you on other websites on our behalf. Similarly, the Sites drop cookies on your browser that are read when you visit Facebook, so that during your visits to the Facebook website you might receive Nukondo advertising based on the pages you visited on the Sites. We may work with other companies and use their cookies to target Nukondo ads to you on other websites. 
  • Opting Out of Google Analytics: To prevent your data from being used by Google Analytics,  click here for instructions.

  • Opting Out Generally: The Self-Regulatory Program for Online Behavioral Advertising program provides consumers with the ability to opt-out of having their online behavior recorded and used for advertising purposes. To opt-out of having your online behavior collected for advertising purposes (for example, serving Nukondo ads to you on Facebook),  click here for instructions. Choices you make are both browser and device-specific. This means that, for example, if you opt out when using Safari on your phone, you will not be opted out on Firefox or on your laptop.

  2. 3. Information Sharing We share your information with Nukondo personnel in the normal course of business. We also share some of your information with third parties as outlined herein.

Who we share you information with

A.  Users: We share your information with our third party partners who support and promote our Sites, such as other Users and DS. Under our contracts with them, they are not allowed to use your information for any purpose other than supporting and promoting our Services. If you follow a link on our Sites to a third party site, its privacy policy governs the collection and use of information you provide on that site. 

B. Buyers:

  • Public Record Information: Please be aware that Property sales and purchases are a matter of public record, and your name and address, the price you paid, your property taxes, and other information will be available from public sites regardless of the Brokerage(s), if any, who assist in the transaction. We post on our Sites some information that typically becomes part of the public record of a Property sale or purchase.
  • Non-Public Record Information: We share information obtained from you that is not public record in order to facilitate your Property transaction.
  • C. Sellers: We share information with the following third-parties:

  • Property Service Providers: As is customary, we may share your Property information with MLSs and other listing websites to verify that the information you provided is accurate.
  • Home Buyer Service Providers: As is customary with real estate sales, we must share your information with inspectors, title companies, escrow agents, closing attorneys, lenders, and other third parties as needed to process your transaction. 
  • With other Users: When Buyers submit an Inquiry, certain information about the Buyer is shared with the Sellers, including the Buyer’s full name, contact information, its search history and historical use of the Services.

With third parties not otherwise identified herein: We may also share aggregated information (information about our users that we combine together so that it no longer identifies or references an individual user) and non-personally identifiable information for industry and market analysis, demographic profiling, marketing and advertising, and other business purposes.

Safety and Compliance with Law.

Nukondo may disclose your information to courts, law enforcement or governmental authorities, or authorized third parties, if and to the extent we are required to do so by law or if such disclosure is reasonably necessary: (i) to comply with legal process and to respond to claims asserted against Nukondo, (ii) to respond to verified requests relating to a criminal investigation or alleged or suspected illegal activity or any other activity that may expose us, you, or any other of our users to legal liability, (iii) to enforce and administer our Terms of Use or other agreements with Users, (iv) for fraud investigation and prevention, risk assessment, customer support, product development and debugging purposes, or (v) to protect the rights, property or personal safety of Nukondo, its employees, Users, or members of the public.

Europoean Union Residents: Access and Challenge Information Provided to Us By Third Parties.

You are entitled to see and challenge information third parties provide to us as part of our fraud detection, prevention and risk assessment efforts if all of the following factors apply: (i) we use third parties to carry out automated checks or risk assessments, (ii) we make a decision which has legal consequences for you or which significantly affects you, and (iii) such decision is based solely on such automated checks or risk assessments. Global Privacy

As described in this Privacy Policy, we may sometimes share your information with third parties. When you use the Services, you authorize us to transfer, store, and process your information in the United States and possibly other countries. Laws in these countries may differ from the laws applicable to the place where you live. For example, information collected within the EEA may be transferred, stored, and processed outside of the EEA for the purposes described in this Privacy Policy. By using the Services, you consent to transferring your data to these countries.

California & Vermont Residents.

Nukondo’s payment processors will not share information it collects about you with their affiliates or third parties (both financial and non-financial), except as required or permitted by your state’s law.

4. Information Deletion

You may request deletion of your Nukondo account by e-mailing us at info@nukondo.com. We may keep a copy for our records. 

5. Email Communications

We communicate with Users about their Accounts and Services by email or phone. Nukondo may send you Nukondo-related news, surveys or promotions. If you do not want to receive alerts or marketing email from us, please follow the instructions contained in the unwanted email message. If you want to stop receiving all email from us, request to have your Account deleted.

6. Children

The Sites are meant for adults. We do not knowingly collect personally identifiable information from children under 13 without permission from a parent or guardian. If you are a parent or legal guardian and think your child under 13 has given us information, you can email us. You can also write to us at the address listed at the end of this policy, and notifying in the subject line that the email pertains to information related to a person under the age of 13.
